Commercial Contracting and Maintenance

Build-outs, tenant improvements and ongoing maintenance for offices, retail and multi-unit properties in Metro Detroit.

commercial-maintenance

Commercial work runs on different constraints than a house: occupancy requirements, code review, tenant schedules, and the fact that the business usually has to keep operating while we work. We schedule around that, including nights and weekends when that is what keeps your doors open.

We carry general liability and workers compensation and can provide certificates and paperwork to your property manager before we start.

Build-outs and tenant improvements

Demising walls, ceilings, flooring, restrooms and finish work to landlord specification, coordinated with your architect and the municipality. Commercial code review takes longer than residential, so it starts early.

Working around an operating business

Phased work, after-hours scheduling and dust and noise control so customers and staff can keep using the space. We agree the plan before we start rather than negotiating it every morning.

Common questions about commercial work

Can you work outside business hours?

Yes. Most tenant improvement work we do is scheduled around the business, including evenings and weekends. It is priced accordingly, and we will tell you what the difference is so you can decide.

Do you provide insurance certificates and vendor paperwork?

Yes. General liability and workers compensation certificates and W-9s can go to your property manager before we mobilize.

Do you handle permits and code review for commercial spaces?

Yes. Commercial review takes longer than residential in most municipalities, so we start that process as early as possible and keep you updated on where it stands.

Do you take on small maintenance work, or only full build-outs?

Both. A lot of our commercial relationships started with a repair call and turned into ongoing turnover and maintenance work.
